Donald is not the usual NYC slippery, slimy real estate shark, in that he provided me with straightforward help, and never tried to mislead or pressure me just for the usual 15% commission.
1) I emailed him about a rental property in the West Village. He responded promptly and did not try to pressure me into seeing other apartments. Some agents have refused to work with me unless they took over my whole programme. The problem is I myself am quite type A and know exactly what I want, and especially can''t stand being bait-and-switched.
2) Donald was able to be flexible on the broker''s fee. I am not exactly sure how he managed it. But again, most agents refused to work with me unless I paid the full 15%, which was simply not possible with my budget. He was very respectful.
For these two reasons, Donald was entirely different from my usual experience with NY real estate agents, many of whom sent me Jakobson no-fee or Westminster no-fee listings (sometimes disguised), easily found on StreetEasy, expecting the 15%.
When I finally decided to not go with the apartment, he was very gracious at my request, and returned the good-faith deposit very promptly. He left it in the Real NY office, and when my 60 yo mom and I arrived there, they offered us water and encouraged us to stay on the couches until we were rested.
